Xuzhou Xinyuan Preface, a collaborative masterpiece by Xuzhou Transportation Holding Group and China Merchants Construction Management, stands as the city’s premier fourth-generation luxury residence. Situated in Xincheng District adjacent to the Old Route of the Yellow River—a site steeped in the water-governance legacy of the poet Su Shi—the project inherits the spirit of millennial scholarly gatherings in the form of a “New Yellow Tower.” The design team has taken the cultural context of the land and the refined lifestyle of prestigious literary families as the blueprint for spatial organization. The community adopts a centrally symmetrical layout, structured by the hierarchy of “Two Axes, Three Courtyards, One Core, Two Alleys, and Six Gardens” to create a layered homecoming journey that unfolds from the outside in. The landscape design draws inspiration from the Eastern gardening philosophy of “Enclosing Six Realms in a Garden, Finding Peace in the Wandering,” prioritizing the dynamic contraction, expansion, and transition within the space rather than a simple arrangement of greenery. The facade features modern horizontal lines and subtly integrates architectural proportions rooted in local culture, presenting an aesthetic that is both sophisticated and restrained.
The core of fourth-generation houses lies in transforming homeowners from passive buyers into active design participants. While this approach has precedents in China’s high-end residential market, Xuzhou Xinyuan Preface tailors it to the local context of the Huaihai Economic Zone: owners are invited to participate as early as the sales phase, offering input on unit layouts, landscape configurations, and community amenities. Within the units, flexible spaces are provided for future modifications as family structures evolve, avoiding finalizing every requirement at the outset. In the four-story villas, each building accommodates only two households—upper and lower—with independent entry routes to ensure absolute privacy. Furthermore, distinct functional zones for children’s play, elderly care, and fitness allow family members of all generations to find their own place. The use of energy-efficient materials and prefabricated construction not only reduces long-term maintenance costs but also pioneers a sustainable paradigm of modern living.
