The Fold

The Fold is a low-rise urban development comprising 28 terraced townhouses arranged along the prime Al Wasl Road in the Jumeirah district, one of the most sought-after areas in Dubai, renowned for its high-end yet diverse urban fabric and relaxed atmosphere. The Fold aims to redefine the residential offering in the UAE and the GCC region, establishing a new architectural paradigm that subtly combines sophistication, refinement, and inclusivity.



The three-level townhouses are terraced to reflect the site topography, allowing basement access to the surrounding landscape. Tkdp’s design addresses social, environmental, and lifestyle needs with daring yet functional solutions, moving away from the repetitive architecture of the neighborhood.



Inspired by a field of tulips, the design features 12-meter double-curved GRP components enhanced with EIFS for a silky finish, insulation, and thermal performance. The 28 villas are organized along a 200-meter central pedestrian axis that encourages interaction, recreation, and a stronger sense of community within an otherwise fast-paced urban setting.



Each villa offers three to four bedrooms, generous living and entertainment areas, shaded balconies with wood-powder-coated aluminum louvres, and fully accessible roof terraces with secluded jacuzzis overlooking Downtown Dubai, Burj Khalifa, and Jumeirah. Through its sculptural architectural language and strong emphasis on community, landscape, and livability, The Fold introduces a distinctive residential destination that reimagines contemporary urban living in Dubai.
